How pre-approval works here
Step 1
Submit your details
Tell us the property, your existing first-mortgage balance, the amount you want and how you qualify — rental income or 12-month bank statements.
Step 2
An underwriter reviews it
We are the lender. Your request goes straight to our desk, where an underwriter checks the figures against current guidelines.
Step 3
You receive the letter
We email a signed conditional pre-approval with its own reference number — usually the same business day — that agents and sellers can verify with us.

Why letters come from the desk
A letter anyone can print isn't worth much to a listing agent. Because we are the lender, every pre-approval is reviewed by our underwriter, dated and given its own reference number so it can be verified with us — usually issued the same day, at no cost.
